The Option will give you the right to buy the property at the discounted price near the time of completion (it takes 18 months to 2 years to complete)
If at completion you decide not to buy the property, we will return your deposit plus any increases in the value of the property, up to 70% of the original Option price.
Should you wish to buy the property at completion, your option price will go down as a deposit against the purchase price.
In the unlikely event that property falls in value, we will still return your initial option price

An Example of Property Options
You are interested in a 2 bedroom apartment in Las Vegas La Piazza Condos
The valuation price is $480,000
You take out an Option to buy at an off-plan discounted price of $420,000
You pay the Option price of $60,000
Near completion of the property, which will be roughly 24 months later, you get the opportunity to exercise your option to buy or to let it lapse
Should you wish to buy, your Option price will go down as a deposit against the purchase price of $420,000. You will have to make arrangements to finance the remaining $360,000
Should you decide to let your Option lapse, we will carry out a current valuation of the property and pay you back your original Option price of $60,000 plus any difference in price between current valuation and purchase price up to a maximum of 70% of your initial Option price.
 
Let’s say the property is still valued at $480,000. Your purchase price was $420,000. The difference between those two amounts is $60,000. You will therefore receive the maximum return of 70%, meaning that we will pay you.
 
$60,000 + $42,000 = $102,000
 
Even if the property goes down in value you may make money. Let’s say that when your Option lapses, the property is valued at $460,000. In that case, the difference with the purchase price is $40,000, and hence you will receive $60,000 + $40,000 = $100,000. That is still a very handsome return of over 66%.

In the unlikely event that the valuation of the property falls below the initial purchase price, you will still receive your initial Option price back from us, but in that case there is obviously no appreciation of the property value to pass on.
